Maintaining your home should be a priority, but it can be overwhelming to fit in all of those routine maintenance projects along with the rest of your commitments. Fortunately, it's very easy to come up with a maintenance schedule based on the seasons.

If you follow this schedule, you will always stay on track with your preventative maintenance, and you will find that you have fewer unexpected repairs to deal with throughout the year.

Spring Cleaning: How to Prepare Your Home for Warm Weather

When the winter thaw is over, it's time to tackle those spring cleaning projects. Here are some home maintenance tasks that you should take on each spring:

  • Change the filters in your air conditioning unit.
  • Check your roof to see if there are loose or missing shingles.
  • Have your chimney inspected to make sure it's in good condition.
  • Wash your windows and check the caulk for cracks.
  • Prepare your lawn by fertilizing it and cutting the grass if needed.

Summer Spruce Up: Keeping Your Home in Shape in the Heat

Summer is a season of carefree fun, but that doesn't mean that you should neglect your household chores. There are some home maintenance projects that you should take on during your time off:

  • Prune landscaping to keep it healthy and to promote further growth.
  • Clean or change the fan filters inside your home.

Fall is one of the busiest seasons for home maintenance, as you are usually cleaning up from summer while simultaneously preparing for the volatile winter season. Here are a few projects to complete each fall:

  • Have appliances inspected before the winter begins.
  • Have your fireplace inspected before you use it during those first cold days.
  • Rake all leaves and remove debris from the exterior of your home.

As you settle in for the winter, you can focus on interior maintenance projects, such as:

Maintaining your home throughout the entire year will not only improve the quality of life that you enjoy in your home, but it also ensures your home's property value continues to increase. A well-maintained home is going to sell for a higher price and in a shorter amount of time, so this is one of the best ways to protect your real estate investment.
